Welcome to Herefordshire Home Point the choice based lettings scheme set up in partnership between Herefordshire Council and the main housing associations who have properties available to let across Herefordshire.  The aim is to give you more choice in deciding where you want to live. 

Home Point provides a one-stop solution for people seeking housing and manages Herefordshire Councils Housing Register, also known as the housing waiting list.  The scheme advertises the majority of social/affordable housing for rent that is managed by the main housing associations operating across the county.

This website can be used to make an application for housing (click here to see an easy guide on how to apply), seek advice on your options and search or bid for properties that are available to rent.

To find out what housing options may be available to you, you are strongly advised to complete the Housing Options Wizard located in the bottom right hand corner.

TO MAKE A HOUSING APPLICATION YOU CAN REGISTER HERE - BUT PLEASE MAKE SURE YOU UPLOAD AND PROVIDE ALL REQUIRED SUPPORTING DOCUMENTS SO THAT YOUR APPLICATION CAN BE ASSESSED.  

A list of documents can be found under the Supporting documents tab above.   Documents can be provided by either

a. Addressing and posted to the address above (please make sure sufficient postage is paid otherwise the post office will not deliver the letter.
b. Emailed to info@home-point.info making sure your reference is in the subject.
c. Placed in a sealed enveloped marked for the attention of HOMEPOINT and left at Blueschool House Reception. 

PLEASE BE AWARE - due to the large increase in applications being received, documents & applications may take 5-10 working days to be processed, regardless of how they are received.

Once all documents have been received and processed, the application will be sent to be verified and assessed, which may take a further 4-6 weeks. 

UNTIL YOU HAVE AN ACTIVE APPLICATION YOU WILL BE UNABLE TO PLACE A BID ON ANY OF THE ADVERTISED PROPERTIES

Properties that are becoming available to rent will be advertised through Home Point on a daily basis and will be available to bid on for a 7 day period.

You are able to bid on 2 eligible properties at any one time.  This means that once you have placed 2 bids, you will need to wait until one of the property adverts closes its bidding cycle, which will then allow you to place another bid on a different property.

Summary of the bands awarded

BAND

DESCRIPTION SUMMARY OF CRITERIA - you are advised to refer to the full policy.
A TIME LIMITED BANDS  
6 months Major Adaptations no longer required. Housing Association tenants where they no longer require the adaptations.
6 months Statutory or severe overcrowding. At least 2 bed spaces short or fails the bedroom standards.
6 months Serious state of disrepair. Hazards are so severe or numerous.
12 weeks Homeless households who are owed a full housing duty. Accepted as Homeless and owed a full duty by the Local Authority.
6 months Hospital discharge. A patient has no appropriate secure housing to return to.
6 months Referral from Herefordshire Council's Adult's Wellbeing or Children's Welling Directorates. Urgent need for alternative accommodation on safeguarding grounds.
     
B    
  Accessible Homes Current property cannot be made suitable through adaptations.
  Care Leavers Relevant or eligible child under the Children (Leaving Care) Act 2000 and as ready for independent living.
  End of Agricultural or Service Tied Tenancy Agricultural workers being displaced.
  Lacking Facilities No access to a bathroom, kitchen or inside WC or lacks hot/cold water supplies, electric supply
  Sharing Facilities with non family members Sharing kitchen & bathroom/WC with non-family members not included on the application.
  Move on from supported/specialised accommodation Leaving supported/specialised accommodation after at least 6 months of residency and assessed as ready to move on to independant living.
  Overcrowding At least one bed space short or fails the bedroom standard.
  Right to Move Social houisng tenants currently living out of the County but working in the County or has offer of employment.
  Prevention of Homelessness Duty under S.195 Homelessness Reduction Act 2017 has been accepted by the Local Authority.
  Sharing Facilities: Three Generations Sharing a kitchen & bathroom/wc with 3 generations of family members not on the application.
  Under Occupation by a social housing tenant Releasing 1 or more bedrooms.
  Verified harassment/witness intimidations/domestic abuse Confirmed urgent need to moved by the police or relevant agency.
  Verified urgent medical/welfare need

Urgent need to move to prevent significant deterioration of health or welfare. 
Those identified thorugh Multi Agency Public Protection Panel Arrangments.

     
C    
  Affordabilty Households are paying rent that is more than 30% of their gross income.
  Children aged 8 or under living above 1st floor (i.e. 2nd floor and above) Where one child (or more) aged 8 or under lives above ground and first floor.
  Verified medical/welfare need Move is needed to prevent deterioration of health or welfare.
  Verified need to move to avoid hardship Need to move due to employment, education, training or to provide or receive suport. 
  Relief of homelessness Duty has been accepted by the local authority under S189B Homelessness Reduction Act 2017.
  Proven need for scheme for older people with assetss up to £150k Property owners aged 60 or over with assets up to £150k but meet the Housing Associations assessment for the scheme.
  Relationship Breakdown Single partner who is leaving the family home where there are dependant children involved and insufficient finances to meet the need of the person who will not be living with the children.
  Rural Localities/S106 Local connections scheme For those that have a local connection to a specific parish or ward and may qualify for S106 affordable housing developments where they have a local connection.
     
D    
  Intentionally Homeless Found to be intentially homeless by the local authority.
  No Local Connection Do not meet the local connection criteria but do have a housing need within the reasonable preference categories.
     
E    
  Existing Housing Association Tenants Housing Association tenants who do not have a housing need identified in Bands A - D.
  General Applicants Households living in private sector housing and do not have a housing need identified in Bands A - D.
